Wonderland Openspace
The Covenant is a set of common sense rules that you have to read carefully and agree on before you buy land. They are there to protect your investment and your privacy, making sure that you enjoy your Second Life as much as possible. If you have any questions or doubts, contact one of our agents.
This Covenant applies to sims belonging to the Wonderland OpenSpace estate that is part of the Wonderland Estates. The sims of this estate have a lot of protected space and offer more privacy.
A. General
- Wonderland OpenSpace is a privately operated estate that is part of the Wonderland Estates, therefore you do not need a premium account to own land with us. However you do need to pay a tier directly to Wonderland Estates. The tier is paid in-world through tier boxes placed close to your land.
- Openspace sims are meant for moderate, residential use.
- Stand-alone sims are those specifically defined as such; the rest have or will have adjacent sims.
- Before you buy read the Covenant and make sure that you agree on the rules.
- All sales are final and binding.
- When you buy land that is part of the Wonderland Estates but owned by somebody else we cannot be held responsible for the alterations this owner has made to the land. If we notice any
- lterations that are against the Covenant, we will revert the land to its original state.
- As soon as you buy land, either from Wonderland directly or from another owner, contact an agent to close the purchase. For your help we have created the Wonderland Community Group. Ask an agent for an invitation.
- The tier is not refundable and any negative or positive balance goes to the next owner. You have 5 days period of grace to pay the tier; after that, if we haven’t heard from you, your land will be reclaimed and no refund will be issued.
- If we have to reclaim the land in order to solve problems related to it that you are responsible of, you’ll get it back after paying a fine.
- Sub renting and subletting is allowed only by special approval. Contact Margot LaSalle about it.
- The tierboxes should be visible and easily accessible at all times, so DO NOT build on top of them.
B. Behavior
- Respect the TOS of Second Life.
- Respect your neighbors and the agents of Wonderland.
- You may limit the access to your land at all times.
- In case you use a security system, you should issue at least a 30 seconds warning before taking action.
- Wonderland managers and agents should be added to the access list.
- If a security system does not comply with these rules, it will be returned without warning.
- No high lag scripts or scripts or anything that lowers significantly the fps of the viewer.
- No rotating or flashing signs or structures.
- No shouting objects.
- No spy or listening devices.
- Harassment of any kind will not be tolerated.
C. Building Limitations
- Residential sims are strictly residential and no commercial activity is allowed, so make sure you are buying the right parcel.
- Skyboxes and other flying objects must be placed above 350 meters.
- One main structure per plot.
- The buildings on your land must be at least 4m away from the borders of your parcel. If the border is underwater, the main building should be at least 4m away from the edge of the ground.
- The maximum height of the building cannot exceed the 15m. For buildings taller than that contact a Wonderland agent.
- The size of the house should be proportionate to the land and cannot take up the entire lot.
- The style should blend in with the environment (i.e. you can’t build a medieval castle on a tropical island). As a rule of thumb, go for natural materials and avoid concrete. On themed sims keep in style with the theme. If you have any doubts, please contact us.
- Your land cannot be used as a sandbox or a construction site. If you wish to build your home yourself and the building lasts more than 5 days, consider building it above 350m and then put it down.
- In case you decide to live in a sky house, the land beneath it should be planted with trees and shrubs, so that it gives a pleasant look. In any case, do not let the land without trees and plants.
- For security reasons, uncheck the “All residents” box under About Land > Options > Create Objects, but keep “Object Entry” checked.
- No major eyesores.
- No cubic structures.
- No full-bright plants and builds.
- Huge prims are allowed only as long as they stay entirely within the borders of your plot.
D. Terraforming Limitations
- Terraforming is limited to +/-20m off the original layout.
- When terraforming, avoid extremities and keep the outline of your land natural.
- Terraform your land in keeping with the rest of the landscape and avoid creating steep hills at the borders with your neighboring land.
- You cannot alter the terraform using prims.
- Preserve the natural shape of your land and do NOT flatten out your island.
- Use plants relevant to the theme of the sim or the landscaping (i.e. don’t use pines on a tropical island).
E. Stand-alone Openspace Sims
Stand-alone openspace sim owners may set their own rules as long as they keep in mind that these sims are meant to be residential and for moderate use.
Terraforming is set to the maximum allowed height and depth of +/-100m.
When stand-alone openspace sims are bought in packs of 2 or more, they keep their stand-alone status for as long as they are under the SAME owner. When they are sold to different people, lose their stand-alone status and fall into the non stand-alone openspace sims category and the respective covenant. In this case, the new owner will be given a part of the land and 3750 prims, and the rest of the sim will be protected waters owned by Wonderland Estates and open to Wonderland residents.
The terraform of sims that lost their stand-alone status is subject to approval.
Repeated violations of the Covenant, fail to pay the tier or rent, disturbing the peace of the residents and inappropriate conduct may result in your land being reclaimed without any refund.
The Covenant may change without prior notice although we’ll do our best to inform you in time about major changes.
